Local conditions

Modesto is old orchard country, and a lot of the soil under its neighborhoods is deep, well-drained loam, which is good news for concrete. The exceptions are the low areas near Dry Creek and the Tuolumne River, where clay and seasonal moisture cause settling. Mature trees are the other local factor: roots from the big sycamores and mulberries in older neighborhoods lift sidewalks and driveways, and a smart pour includes a root barrier or a thicker slab where a tree is close.

Permits in Modesto

The City of Modesto Building Safety Division issues permits. Same-footprint driveway and patio replacements generally don't need one; new foundations, structural slabs, retaining walls over 4 feet, and work in the public right-of-way (sidewalks, driveway approaches) do, and the approach work needs an encroachment permit from Public Works.
